S.F. landlords charged with tenant terror
This couple deserves whatever comes down on them, they were stupid and arrogant enough to violate the rights of their tenants and think they could get away with it. I don't care how you feel about rent control, if you buy a property that is rent controlled you need to follow the law, and these people should have known better, at least the wife should have, she's a real estate broker.

I used to live in the PRC, the Peoples Republic of Cambridge, in a rent controlled building, and it was sweet. But there was always some idiot who would buy a building, knowing full well in advance what the rents were, and thinking it would be OK for him to charge more, because, you know, he needed the money, and they'd go crazy when they couldn't raise the rents. In Boston, they went to vacancy decontrol, existing tenants stayed under rent control, but when they moved out the unit went to market rates, one guy murdered his tenants, yeah, that'll show 'em...........

yea that was it, with Modine I think, thx....anyway, I think that you can buy these properties and IF you invest a certain amount of money, like 30% of the appraised value, as in improvements etc. you can raise the rent.
My jury is still out on the rent control thing......

It was a sweet deal, and I never felt bad for my landlord, Harvard University. But the landlords put an initiative petition on a statewide ballot and got it outlawed in Massachusetts. Which blew up the neighborhood, as rents quadrupled and it was cheaper to buy a house in an upscale town than rent an apartment in Harvard Square.

Well I can only speak for my area here now, rentals in appt. complexes are limited to 8% raises a year. BUT if the property is sold, the new owner can add as much as the market will bearIF they invest that certain % I alluded too.
Now as far as my older experiences in NYC, the community you mention is, well, a fleeting advantage, people living in these apts, don’t mix like they live in small town America, many, don't know their neighbors beyond nods in the hallway etc, there is HUGE amount of graft, and system abuse, people who are near the end, sick, or moving, in a rent controlled apt.s usually take a boarder in, the understanding being that they will take over the apt. lease, of course payment under the table is par for the course, the landlord is the party bearing the burden of disproving any claims as to the new tenets viability, based upon family relationship or service provided like a live in care taker (which is a popular dodge), with the previous boarder etc...the whole system is abused.

Rent control also causes shortages in available property. It is no different than government saying "Henceforth, a gallon of milk will cost $0.50". Its theft - plain and simple.

"Rent control" just seems like social engineering to me. Of course, this in no way excuses the behavior of the land lords in my mind, especially considering they knew the score when they opted to buy.

Landlords shouldn't be able to throw long term tenants into the street because they've helped to make the neighborhood better, but city planners need to realize that too much building restriction will put a burden on landlords and tenants alike. |
